10 Acres And A Well...?


You know, when you look at as many pieces of property as I do...once in a while, one suddenly pops up that really catches your attention!

That's when I first saw this little gem. I read the description, looked at the pictures, and studied the location a number of times. The closest town is really a "village" named Climax Springs. Here is some more information from Wiki-pedia about Climax Springs.

"In 2007, businesses included a video store, a realtor office, bank, gas station, concrete company, and a building materials center. Today As you enter the small town of Climax Springs you notice that it still remains a small community with a population of 80 in City limits.in the past year the town of Climax Springs has received a new library in great condition and a new gas station next to the "friendly market"

Sounds like something out of a Norman Rockwell painting, right? But what about the property itself? This acreage is mostly pasture (pictured below) with trees (pictured) toward the West end. It lies gently rolling to level from the county road all the way to the back and is drivable over the entire tract.



A new water well (pictured below) has just been drilled on the property and according to the well driller pumps 35 gallons per minute. Since drilling NO PUMP has been installed in the well.This is a perfect tract for horses, cattle, a home or just recreation.



The pond (pictured) was built to Missouri State Conservation Department standards and is between 1.5 to 2 acres in size. It is fenced from the rest of the tract and has an automatic waterer for live stock. There is also fence along the county road and back of the property.



Just one more thing about this property. The mineral rights come with the property! That's almost unheard of now days...! Anyway, the property was up for bid starting at $25.00 for the down payment. I checked on the seller, got good reviews, and put in my bid.

To shorten the story a bit, within a few days I was outbid...big surprise! Two days later, I got an email from the seller telling me the winner had backed down, and wanted to know if I was interested. I told him yes, we came to an agreement, and I BOUGHT IT!!

I didn't want to say anything about it until I had the paper work, but I got it today...so I wanted to share the news with you!

So now, I own 10.2 acres with the mineral rights, along with a brand new well, and a 2 acre stock pond! Mostly level pasture land with gently rolling terrain and a few very large trees, fenced on the front and back.

I've said before that I'm a simple man and it doesn't take much to make me happy! This just about does it, I'd say! Sorry for the long post, but I tried for the short version...

So, my friend, let's get some fresh coffee and sit on the patio...I can bore you with my plans about the future! BTW...I still have my land in the desert. Can't have too much land, I'm thinking!

    Sure am glad to see you this morning! Can you believe it? I thought about this property for a long time after I got out bid.

    When the seller contacted me, I asked about the down payment. He said "Anything you want to put down from $25 on up!" I offered $25, he took it, and I got the paper work today!

  5. A gorgeous piece of land. Congrats. It looks like a wonderful location and a great spot to just sit back, drink coffee, and look at the clouds. If you ever need company to share a pot of coffee while you gaze out over that pasture - just let me know. It looks like an ideal spot to relax.

  13. WOW! Now my Special One, That is Paradise. Congrats! That to me is better than the desert any day. Green grasses, trees and water. And yes that cabin will just be heaven with its porch and rocking chairs. Good coffee and birds and the smell of clean.
    Now if I can just get lucky and find that class b I wan't. Got beat out on 2 of them this week, by just a few hours.
    Lets sit and hear all the plans.
    It sure is beautiful this morning couldn't believe how cool it is we have 74 and no humitity.

    You're going to be pretty close to my old stomping grounds.I used to know some folks that lived in Climax Springs.It's a nice quiet place.I'm sure you're going to love it.

    You can look forward to some great fishing,Lake of the Ozarks is beautiful.I spent many weekends on the lake when I was a kid,I have nothing but good memories from that place.I'm really happy for you!Now you need a boat!

    Not a dumb question at all! A lot of folks buy a piece of property without getting the mineral rights, and this can be a tricky thing. If someone elsa, say...an oil well drilling firm, buys the mineral rights to your property, they have the right to come onto your property and drill an oil well! They don't have to ask you or anything...that's their right!

    It's a lot more common than many people know...but if you Google "mineral rights" you'll see that it is problematic for land owners...

    At 3 miles to the village, I'm close enough to walk if I need to. Plenty of good fishing spots close at hand, plus I could stock my own pond and have some home grown protein.

  36. The wife and I both whoooped it up when we saw the new land. That's prepper land now, buddy. To be treated with respect and admiration by all visitors. So very glad you get the water and the fences. You know, if the lid stays on the kettle for a while, you could raise non-hybrid vegetables and sell the seed and make a tolerable living. Just another thing to go to a happy and fortunate man. May you have good fortune with your new property. And try to build your porch all the way around the house. Then it don't matter the time of day or the weather.

I had almost forgotten we had talked about this place, but I'm glad the seller remembered you! I'm delighted for you, and makes coming to visit you a little farther away, but a lot more inviting than Terlingua! Love it! And more room for those of us who are not quite as prepped as you, huh? And mineral rights also can bring in some $ if there is oil or natural gas on your or adjacent properties. Guess the "rights" in Texas and Mo are different, but I have friends who double their income every month from just their oil & gas royalty checks! Nice little sideline! I'm grinning from ear to ear for you - Can't wait to hear more soon...Love ya much
